Andres is National Commercial Underwriter for Fidelity National Title’s New York National Commercial Services (NCS) operation. He carefully reviews ownership and title reports to identify potential defects, liens, encumbrances, easements, restrictions, and other title issues that could impact a transaction. Andres also analyzes organizational documents to confirm the appropriate authority and ensure the necessary requirements are satisfied. For each transaction, he evaluates the risk associated with requested coverage and works closely with lenders, buyers, and sellers to negotiate the appropriate risk acceptance. Andres confirms that all required estoppels, representations in the title affidavit, and other supporting documentation are in place to provide the coverage requested. For more complex transactions, he takes a solutions-oriented approach, thinking outside the box to address title challenges and find practical ways to deliver the coverage clients need.
